  • EPISODE 297 - Unlisted Property Trusts, Syndicates, & SDA Funds etc

    This episode is about the new frontier of SDA - funds, and “fund of funds” and property syndicates and unlisted property trusts. Why? Because we recently saw online marketing on Facebook, by a well known SDA spruiker from Facebook over the years. The definition of a "spruiker" refers to someone who vigorously promotes or advertises something, often with enthusiasm and a bit of flair. This particular person / company (who we wont name) is now raising capital via their own AFSL and investment PDS (prospectus) online. Having read this detailed document off their website, and realising how 'shit' it is (the offer, structure, and returns) we wondered to ourselves, ‘why on earth would anyone fall for this rubbish?'. Offering 0.0%pa returns for first 2 years, and then sub 8%pa for the few years thereafter, and no redemption of capital for 5 years. And finally, the PDS talks about entering into certain oversupplied SDA markets ... WTF?

    Anyway, lets talk more in this episode about why SDA funds are all the rave in SDA at the moment. We just trying to raise some red flags to unsuspecting mum and dad retail investors falling for questionable ‘unlisted property trusts’ within the SDA world in 2025.

    This episode is a casual chat about Sydney, and how Minh and Debbie sees its growth in the biggest untapped market for SDA housing.

    Minh recently went down for 7 days in Sydney for Easter to meet up with 3 different SIL providers, and 2 different developers working in different parts of Sydney on SDA projects, or planned expansion into SDA accommodation. He discusses with Debbie the potential of short and medium term rollout of such SDA opportunities, and the team are certainly excited to be finally focusing on this metro location on the eastern seaboard of Australia.

    Even though many parts of Australia does see SDA becoming more of a balance or equilibrium status, our speakers dont feel this has happened in Sydney as of yet.     This discussion covers roles and responsibilities, challenges in securing SDA funding, leasing processes, market opportunities, and the importance of collaboration and trust among stakeholders. Additionally, it addresses challenges with SDA funding and approvals, steps for participants in legacy homes, and encouragement for SDA and SIL Providers to invest in purpose-built properties.

    Complexities in Securing SDA Funding

    • Intellectual and psychosocial disabilities face difficulties in securing SDA funding under the current NDIS framework.
    • Creative solutions are necessary, such as sourcing rental properties or working with different setups (e.g SDA and SIL providers being different organizations).

    Collaboration and Trust

    • Trust is crucial in relationships between support coordinators, property owners, and providers.
    • Ensuring that participants are matched with suitable housing that meets their needs and maintains a good relationship with residents and tenants.

    Market Opportunities and Challenges

    • Many investors in Melbourne have purchased SDA properties and require solutions for occupancy.
    • Not all participants receive SDA funding, creating opportunities for investors to engage with support coordinators and providers.

    Challenges in Finding Tenants

    • Investors often secure a first or anchor participant in a house, but struggle to find a second tenant.
    • Running operations with only one participant is not feasible for SIL providers.
    • A solution is to allow SIL providers to bring on a sole-funded client or a client funded for SIL but not SDA.
    • Discussion on strategies to assist investors with completely empty houses.
    • Having a second participant relieves financial stress from SIL providers.
    • Long-term relationships between SIL and SDA providers are crucial.
    • The Commission may approve short-term one-on-one extensions for up to six months to maintain occupancy.

  • EPISODE 292 - SDA Anchor Tenant

    Welcome to our next episode with Minh on a solo recording for the topic - SDA Anchor Tenant. We have never really spoken before about this very important topic - getting the first participant in as the first tenant into a SDA home.

    Minh talks about the importance of getting the first participant to move in, and the challenges in getting multiple participants thereafter once the house is enrolled and operational after the first tenant has moved in. He also talks about some ideas in getting the anchor tenant in, incentive wise that is, and how investors should expect the procurement process to rollout once the SDA dwellings is constructed.

    We cannot stress enough, the importance of engaging your SDA Provider early in the piece, and that means 6 months prior to completion. The reality is, it will take 6 to 9 months to procure the anchor tenant (participant no.1) and probably be another 6 months to get the second participant to move in and co-share. What no one ever tells investors, is that the first participant residing in the home, as anchor tenant, has all the power. If they don't like the second applicant applying, due to personality matching, they can veto and say "no, I refuse to live with this participant". A lot of luck is needed to find a matching participant who will become a second participant in an SDA home, that's for sure.
