Great Content

Loved this book. It simplifies a complicated subject and explains things so clearly. I have personally bought and sent this book to other investors simply because it explains what we do so well. Well Done!

Dense but Not Explained Well

Passive Investing Made Simple by Anyhony Vicino and Dan Krueger is narrated by Anthony Vicino.
For my personal listening preference, I listened at 1.2-1.3 speed.
This Audiobook gives a lot of information on Apartment Syndication but is presented in a way that isn’t exactly easy to digest.

I’ll start with the good. There are a lot of good reference points that are given throughout this audiobook in helping the listener find information about topics around buying property, such as: how to get background checks for people the listener may be bring in, how to find info on local crime, and how to find info on the local economic factors of a potential purchase area.

Much of the information in this audiobook is dense, and I found I was having to rewind to ensure I completely understood the topic being talked about. This having to rewind lets me know the information wasn’t delivered simply enough for a general audience, and may have to be reviewed once, or more if one is not familiar with real estate investing through syndication to begin with. I, personally will be looking for another book on the subject as this investment form seems a good idea, but the confidence I received from this book was only that I needed more information, or perhaps a better/simpler explanation.

At the end of my listening, I found I was left with half answered questions such as:
1. How do I get an operator? This is answered by telling the listener to contact the business through the authors’ website, or to Network and find the operators yourself.
2. How do I become part of an investing syndicate? Also answered by telling the listener to contact the business through the authors’ website, or to Network.
3. How do I find a capitol raiser? Network. Find websites.
Unfortunately, because the answers aren’t stated specifically, this title has made it into my list of vanity-published books because the answers are vague, or perpetuate sales for the authors by sending the listener to their website. Since this audiobook doesn’t explain how to do what they are teaching thoroughly, the book isn’t as valuable as it could be if the authors had taken their time to fill in those information blanks.

There are a number of points where the authors have written something like, “You get the idea.” In my experience, this is the speaker just assuming they have taught someone something properly without actually knowing how well their message was relayed. In this case, a good sample reader/listener team could have helped a lot.

Chapter 7, the authors only partly explain DSTs and say they won’t explain more be cause explaining all the reasons why DSTs are so good “…lie beyond the scope if this book.”

The authors suggest ignoring debt at some point and my mind glossed over because that is generally bad advice.

Vicino and Krueger love the words “myriad” and “litany.” Just something I noticed due to the frequency of their use of the words.

At the end of the book, the authors talk about Real Estate Investment Trusts (“REITs” pronounced “reets”) and the differences between the two. After listening to the authors’ explanation on apartment syndication, and having already invested in REITs through n investment platform, I will continue investing in REITs until I can either gain the understanding of apartment syndication from another book or through deciphering the contents of this book at a later date.

In his narration, Vicino sometimes pauses his reading in the middle of sentences which throws off the flow of the narration. There are a few points where the listener can hear puffs against the microphone from Vicino speaking, and at one point when I had a quiet listening environment, I felt like I was listening to an ASMR recording where I could hear Vicino’s breathing and the clicking of his saliva. At times, Vicino’s pronunciation is sometimes off such as the pronunciation of leverage as “leevrage”

Overall, I don’t recommend this audiobook if there is a better option out there on such a specific subject. I will say there is some good information within, but the learning curb is high and the audio performance is only adequate.
