    Oct 22 2024

Mike Rohr and Jeremy Doering sit down with Tom Harrigan, Village Manager of Elm Grove, to talk about the powerful role community engagement plays in real estate. The discussion begins by focusing on the current real estate trends, including pricing strategies, and the anticipated slowdown in the housing market.

They stress the importance of staying informed about market shifts and investment opportunities. Tom brings his rich background in municipal management and shares how his unique approach has transformed Elm Grove into a sought-after locale.

Could understanding these community elements be the missing piece in your real estate investment puzzle? Tune in to learn actionable insights and discover how community dynamics can boost property values and keep residents happy long-term. This episode is a must-listen for anyone interested in real estate and community development.

    Episode Highlights:

10:28 - I think you referenced that it's super important for people who are looking to sell to manage their expectations. It's important for them to talk to a lot of people and ask questions. Because, as you referenced, there are houses out there that may be sitting on the market because they're overpriced.

11:18 - Milwaukee is a little hidden gem. I feel like more jobs are being created, and there's more manufacturing. We've got Amazon and Microsoft coming in. I feel like Milwaukee is a safe haven. The Milwaukee metropolitan area, and these areas like Elmbrook and Elm Grove, has high desirability. I feel like the Elmbrook area is kind of a safety net.

22:36 - Elm Grove is a very special community. My family lives on the north side of Milwaukee, and I have about a 30-minute commute, but that's nothing compared to the opportunity to work for the village, the families, and the organizations there. The sense of community is so strong. I've never told my colleagues this face to face, but I feel very lucky. I can't say it enough—it really is a special place. Other managers who worked in this capacity in Elm Grove have told me it was always their favorite position, even after moving on to other places. So, I feel good to be holding tight at the moment.

In a discussion rich with insights, you'll discover how meticulously tailored community tours and personal interactions can offer invaluable support to physicians and their families during the transition process.

Ever wondered how a personalized community experience can influence a physician’s decision to relocate and commit long-term? Tune in as we reveal the detailed strategies and heartfelt stories that underscore the power of community connection.

    Episode Highlights:

01:09 - We feel very strongly about sharing, what we have to the community and to the people and to our listeners about real estate, not only locally but nationally. And then also how the community affects the location and the real estate values in the areas.

01:56 - People would rather have a community that is built on safety and support and businesses and walkability. All those factors really play into people looking at those communities and what they have as far as amenities, events, and school systems.

27:38 - I'm proud to bring people here. I feel confident in having them move here. I feel like our process helps them and helps me to have that confidence because I know they've gotten a good representation of the community through your assistance, and I think that's all we can do. And if it's the right fit for them, they'll know it and feel it. Again, that's what we try to achieve when they're here.

21:50 - People won't just up and move when they have a family that's established and happy, because the price of that disruption is just too high in most people's minds. So, on the front end, they really want to be sure. Where they're going is where they're going to want to put down roots and stay.

    Episode Highlights:

08:47 - It's gonna be more transparent to both the buyer and the seller. Seller's going to be responsible for X. The buyer's going to be responsible for X. It's all going to work out. It's just going to be more transparency as far as both sides knowing what's going to happen or who's responsible for what.

10:55 - There's a large population that's turning over, and more homes are going to be bought and sold. So it's going to be a really competitive market. I'm looking forward to seeing how this new lawsuit is going to shape our industry. I think it's going to be a great addition to helping transparency and weeding out those who have not taken this industry and our profession seriously.

20:06 - I've never really found something quite like Elm Grove in the way that people are committed to the community. A lot of folks grew up there. They go to college. They come back because they just realize how special it is. It's really a unique place.

  • Home Equity Lines and Building Community with Timon Corwin
    Oct 8 2024

Jeremy Doering and Mike Rohr discuss the complexities and opportunities tied to using home equity lines of credit for essential family expenses, like replacing a roof, in this engaging episode. They tal about the future uncertainties and potential refinancing benefits, setting the stage for an insightful discussion.

Timon Corwin, manager of the Western Racquet Club, joins the conversation to share his journey and the remarkable growth of the club under his leadership. From managing the expanding junior tennis program to adapting facilities for the pickleball surge, Timon's expertise offers a roadmap for community engagement and sports development.

Are you curious about how an elite club can foster a sense of belonging and inclusivity, all while keeping up with sports trends and future expansions? Tune in as Timon Corwin shares about turning mini tennis courts into pickleball courts, integrating a new racket sport, and enhancing community life through sports.

    Episode Highlights:

25:05 - Having the club as a central home away from home for our kids when they arrived in the community made them feel like they were somebody. People saw them as really good tennis players—who wouldn't want a couple of talented players to hit with at the club? This experience gave them a boost of self-confidence and self-esteem as they settled into the new community. So, when they headed off to East in the fall, they already had a built-in friend group. Now, they think of themselves as being from Elm Grove, not from Florida or Michigan, where we lived before Florida. They're Wisconsinites.

29:03 - There is a diversity in the community, and I think that the club provides that opportunity for people from diverse backgrounds or diverse beliefs to just feel welcome, and it's a nonjudgmental environment.

37:07 - There's really a membership for anyone. Whether you just want to stay in shape, use the fitness center, or dine, the dining room is for everybody. Everyone is part of that space, and everyone is part of the fitness center. Whatever membership you have, those are the two main anchors. Tennis is kind of the umbrella membership—if you play tennis, you can do anything. If you're not a tennis player, there's a lower level membership, and almost everyone wants access to the pool, too.
